Its an interesting first insight into a investment strategy, but really the author lacks clear knowledge across the housing industry. You can tell because he's refined what I would see as a pigeon hole strategy but looking for niche properties and then preying on informed sellers to opt for leasing options. There is certainly a lot of risks here for the seller and you can tell by his strategy of 'answer no questions' that its preying on this vulnerability. Morever, some of his calculations on the initial prospect rental yield ignore many incurred costs when being a landlord, appliances break, blocked drains, boiler issues, the list never ends and tenants always ask for improvements, especially higher up the rent ladder. This can easily eat into some of the income potentially quoted by Samuel but there was no mention of this. In reality, rental yield is somewhere between 2-5%, which is pretty high risk especially in the UK. If you have a reputation to protect it is highly risky strategy in case you can't financially honor commitments in the future on promising to purchase at a later date. Also I THINK Samuel Leeds is inexperienced. He only has, according to himself, a property portfolio of 1 million GBP/USD. I would not class this as successful. I think that he's managed to use a bit of social media, found a strategy that would be better suited to spreading across facebook groups and turned it into something polished, credit due there. This is a good introduction for someone with zero knowledge about how to get into property investing, but it is also very vague on detail.

This is the first book I've read twice because I've enjoyed it so much. Although i have some experience in property i picked up a few nuggets along the way. Highly recommended especially if you are a property newbie or unsure about venturing in property. well worth it!!
